Project Strategy The Developer will purchase land, rezone, add improvements and sell pockets of improved land. The Developer will fund the initial Capital Investment with the investors loans.
Investors Investment Strategy Investors will be required to invest an initial R4 million at project inception and R62 million one year later as loans to the project
Investors loans of R66 million in total will be refunded in year 5 after realization of the Capital Investment
In addition to the above loans, will investors be required to invest R4 million at project inception, non refundable, to purchase 20% pref shares
Investors will not be required to finance any bank interest.
Investors return will be as per cashflow in the tabel above.
